What are the zoning restrictions and permits I will need to build an addition?
This depends on your town’s zoning setback requirements, which vary widely.
Common setbacks: 10–25 ft from front, 5–15 ft from sides/rear
There is also usually a total lot coverage percentage of all structures on your property as well. This varies and depends on your specific location and zoning district
Strict rules are in place regarding wetlands and watercourses. 100 feet is a common setback from any wetland or watercourse
- If your proposed addition violates setbacks, you’ll need a variance from the local Zoning Board of Appeals.
- Depending on location, septic limitations may apply to the addition of a new bedroom
- If your plan infringes on a wetland setback, you will need to file for a wetlands permit and follow the procedures for your municipality and state.
- Building permits and proper construction plans/blueprints are always required for any structural addition.
Can I build up (second floor) or only out?
Both are possible, but:
- Height limits usually apply (e.g., 35 feet max)
- Adding a second story might require a structural assessment of the existing foundation and framing
- Engineered beams and support will likely need to be added.
- Your home is left completely exposed to the elements, minus tarps, during the construction phases
- It is difficult to occupy the house during construction of a complete second floor.
