What are the zoning restrictions and permits I will need to build either a detached or attached garage?

    • Common setbacks: 10–50 ft from front, 5–25 ft from sides/rear
    • There is normally a height limit. It is sometimes by the foot (35ft) or story (2 stories) depending on town and location
    • There is also usually a total lot coverage percentage of all structures on your property as well. This varies and depends on your specific location and zoning district
    • Strict rules are in place regarding wetlands and watercourses. 100 feet is a common setback from any wetland or watercourse
  • If your proposed garage violates setbacks, you’ll need a variance from the local Zoning Board of Appeals.
  • If your plan infringes on a wetland setback, you will need to file for a wetlands permit and follow the procedures for your municipality and state.
  • Building permits and proper construction plans/blueprints are always required for any garage.
