The Construction Process for a Home Addition: From Foundation to Finish

Continuing where our last post on the design and planning phase left off, we will now describe what you should expect during the build portion of your home improvement project.

This is the stage where the blueprints and architectural plans for your new home addition begin to take shape. Working closely with experienced home addition contractors is essential at this stage to ensure every detail goes smoothly and according to plan.

A successful build is the culmination of meticulous planning, and this phase demands precision and expertise.

With the building permit secured and plans ready, we move to the exhilarating moment of breaking ground on your home addition.

Phase 1: The Foundation and Initial Inspections

The first step in your home addition is to literally excavate a hole and prepare for the foundation. Although this sounds like a simple task, there is quite a lot involved, and this portion of the work is critical. The excavator will first contact Dig Safe and then dig out the required and specified areas. Sometimes we encounter obstacles in the home building process, such as sewer pipes, water pipes, or old septic systems. While this may seem like a big deal, we always find ways to deal with each unique barrier.

 

Excavating and Preparing for a Solid Foundation

Once we have dug the hole to the specified depth, we set the forms to pour the concrete footings around the perimeter of the foundation. The footings are what the concrete walls will sit on. They are wider and act like feet to provide stability. During the footing process, we complete the first of many building inspections.

Upon successful completion of the footings, we form the walls and put rebar in around the perimeter. This phase requires a second building inspection. At Platinum Construction, we always develop a positive relationship with inspectors, which speaks highly of the quality of our work.

Phase 2: From Waterproofing to a Weather-Tight Shell

After we strip the forms, the foundation is ready to be waterproofed and have footing drains installed. This process involves painting the foundation to grade with a liquid asphalt product. Although some places only require damp proofing, most projects in the CT and MA area require waterproofing. We apply footing drains, which are a series of corrugated piping and stone, to the exterior of the foundation footings and gravity drain water away from the base of the foundation.

We often do this work in conjunction with other drainage work for gutter downspouts. This system of underground pipes will collect accumulated water from the gutters and disperse it by gravity and away from the house. Our common goal is to move water away from the building.

Final Foundation Steps and Backfilling

Another required step before the last of the foundation inspections is the installation of a vapor barrier inside the foundation. We install a plastic barrier under the gravel floor of the new crawl space. Once the drains are in, waterproofing is completed, and the vapor barrier is installed, it is time for another building inspection. After we pass this inspection, the excavator will backfill the outside of the foundation and grade the site to divert water away from your new foundation.

Framing and Enclosing Your New Space

At this point, it’s time to start the framing process. This process begins with the construction of the deck of the new addition. We install the sill plate, floor joists, and decking to create the new subfloor. From there, we erect walls with window and door openings, along with the proper headers. Upon completion of the exterior walls, we build the roof frame and sheathe it in plywood. It is at this point that we install permanent roofing, doors, and windows. This creates a weather-tight shell.

Phase 3: The Interior Build-Out and Final Finishes

Depending on the project, we install exterior decks, siding, and gutters at this point. While this is happening outside, we complete rough plumbing, heating, and electrical work. We also stand any remaining non-load-bearing partition walls. The final framing, rough electrical, rough plumbing, and rough heating will all require individual building inspections from the building department.

Insulation, Sheetrock, and Paint

Once these inspections have been completed, we are ready for insulation and yet another inspection. The ceiling, floor, and walls will all need to be insulated with the proper R-values per local building code. Many insulation companies use software to provide a Rescheck, ensuring your project meets updated IBC and local regulations. After the insulation is installed and inspected, it is time to sheetrock, tape, and mud the project.

This step involves hanging all the wall sheetrock. It requires attention to detail with all joints, corners, and cutouts for lighting, plugs, switches, etc. Once the sheetrock is hung, we tape all the joints and corners and apply three coats of joint compound. After a light sanding, the project is ready for paint.

Project Completion and Final Inspection

Depending on the project, this is the time when the “finish” work takes place. This may include hanging kitchen cabinets, laying flooring, tile work, installing bathroom vanities, toilets, and showers, and installing all window, door, and baseboard trim, and any other detailed work required. The order and specificities of this phase highly depend on the individual project and customer preference. Once this work is completed, the addition project is ready for paint on the ceiling, walls, doors, and trim. We generally apply one coat of primer first, and then two coats of finish paint.

Once the painting is completed, it is time to hang the final lighting, heating registers and thermostats, and switch plates. We will also hook up sinks and other plumbing that have not already been done. We will then complete any remaining odds and ends. When the project is completed, a final building inspection is performed, and it is time to enjoy your new space for years and years to come.
